Do I really need both GL and Professional Liability?
Yes. GL responds to bodily injury or property damage (for example, a tenant slip and fall). Professional Liability responds when your management decisions or professional services are alleged to have caused a financial loss. Most serious cases involve both premises conditions and professional judgment.
Can I be covered for properties I add during the year?
In many cases, yes. Policies can be structured to cover properties you manage on behalf of others, subject to schedule/notification requirements and carrier guidelines. We'll show you how adds/removals work in your state and with your carrier.
What limits do most property managers carry?
Common starting points are $1M per occurrence / $2M aggregate for GL and $1M+ for Professional Liability, often with umbrella or excess limits on top. We'll walk you through realistic options based on your portfolio, state, and owner expectations.
